Performance & Portfolio Update

Presented by David Lyall (Managing Director) and Andrew Slattery (Head of Investments), the session covered key business and fund highlights, including:

• Funds Under Management (FUM): Grew 10.8% YoY to $406M

• Capital Returned: $516M repaid to investors

• Portfolio Reporting: Detailed quarterly reports now available for pooled fund investors

• Co-investment: ~$19M from management and shareholders aligned with investors

Market Outlook

Despite ongoing challenges across the property market, the outlook remains positive for property credit:

• Property values in VIC and NSW rose 1% in early 2025

• Interest rates are expected to ease

• Demand remains strong, supported by government housing initiatives

• Private credit continues to grow in relevance, offering stable, risk-adjusted returns

Property Market Insights with WBP Group

We were also joined by Steven Kakavoules, National Director at WBP Group, who shared a deep dive into VIC and NSW residential market trends. Key takeaways included:

• 1st home buyers incentivised to enter market
• Some investors have chosen to sell property based on higher borrowing costs and increased taxes
• More educated buyers in the market – finance clauses and building and pest clauses
• Construction levels have dropped significantly across VIC – building costs stabalising
• Rental demand strong, but growth has plateaued
